Loft conversion

Permissions: There are various types of loft conversion that we can complete at Broadoak. In most cases, planning permission is not required for most popular styles of loft conversion, including those with an ‘up and over’ roof (pitch roof). Having said that, there are still some restrictions, so it’s worth contacting us for a survey first.

Top tip: Keep your conversion in keeping with the look of other properties in your street. For example, the use of different colour brick for your conversion can actually devalue the property and deter potential buyers.

 

House extension

Permissions: When you extend the size of your property beyond the original design there are a number of restrictions you need to adhere to. There are rules about the height of your extension, the materials you use and how far it sits within the boundaries of the property. Top tip: By combining a house extension with a basement conversion, you are able to extend both areas beyond the original design of the property. This is a popular and cost effective way to increase living space.

 

Cellar conversion

Permissions: It is very unlikely that a basement conversion will require any planning permission to complete – this includes full waterproofing, and the installation of electricity and plumbing. Even if the cellar floor needs to be lowered to accommodate head height, you usually wont require planning permission.

Top tip: Why not convert your cellar into a cinema room, home office or gym? We generally advise that whatever the improvement, you will always see a return on investment.

 

Garage conversion

Permissions: Usually, you will only need to apply for planning permission to convert your garage if you plan to alter the structure or increase its size. As with any development, if you live in a conservation area or listed building then you may need to apply for permission, even for a minor alteration.

Top tip: Garages tend to be long and narrow in structure, so bear this in mind when designing your conversion. Consider squaring off the space with a small ensuite.
